Residential concepts · Kyiv · since 2016
Each concept starts with the four constraints measured, written down and agreed before a single elevation is drawn.
02 / Constraints
Four numbers decide the design: floor area, storage volume, one style direction and a budget band. We agree them in writing, then draw.
Design work only, no construction management. Compare the three design packages.
04 / Services
Five design-only workstreams, each with a written scope and a stated boundary before you commit to anything.
Measured plans, elevations and a storage count for every room. Tender support is included; site supervision and fixing drawings are not.
One room taken through survey, layout options and a buildable drawing set. Other rooms of the flat stay untouched.
Every wardrobe, niche and utility run dimensioned against your real belongings. Cabinetmaker selection stays with you.
A materials and finishes list priced to your band, with substitutes marked. No purchase handling and no cost guarantees before survey.
A written critique of drawings you already hold, focused on circulation and storage loss. We do not redraw the whole project.
Full scope statements, exclusions and fee bands sit on the services page.
03 / Budget
Three indicative fee bands, priced per square metre of measured floor area. Final fees follow the survey and scope approval.
900–1,300 UAH/m²
One or two layout options, storage counts and a single style direction. Suited to a first read on a flat.
1,400–1,900 UAH/m²
Measured plans, elevations, storage schedule and lighting layout, balanced against the stated budget band.
2,000–2,700 UAH/m²
The full package plus drawing clarifications and scheduled site visits during the build phase.
Excludes construction management, furniture procurement and site supervision. Read the scope exclusions or request a survey.
05 / Evidence
Measured after handover: every brief below was written before drawings began, and every result was checked on site rather than estimated from a render.
| Stated goal | Measured outcome |
|---|---|
| Closed storage for a family of four in a 62 m² flat. | 9.4 linear metres of full-height storage, and the entry hall gained 2.1 m² of clear floor. |
| A kitchen where prep, sink and hob stay within three steps. | 2.8 m working triangle with a 3.2 m uninterrupted prep run. |
| Two workstations that keep the guest room usable. | 1.8 m² desk alcove, with a 90 × 200 cm guest bed retained. |
| Renovation kept inside an agreed budget band. | Built within band C after a 6-week design phase and a documented contingency. |
| Delta against the first estimate | 18% lower final build cost, with no scope item dropped. |
Figures come from three completed apartments in Kyiv, 2023 to 2025, measured on site after handover. See what the design fee excludes.
06 / Process
Six steps, roughly nine to fourteen weeks from signed brief to final drawing set, with a fixed deliverable at the end of each one.
We measure every room, count usable storage volume and log the budget band before a single reference image is opened.
1 week
A written brief ranks style, storage, space and budget. Where two conflict, the ranking decides, not the moodboard.
1 week
Two planning routes with drawn circulation, work zones and storage counts so the trade-offs are visible, not argued.
2 weeks
Finishes priced in bands against the agreed budget, with the savings and the unavoidable costs marked line by line.
3 weeks
Plans, elevations and joinery details your contractor can price and build from, issued as a single dated revision.
2 to 3 weeks
A walkthrough of the set with your builder, plus written answers to the open questions raised on site.
1 week
Durations run from an approved brief. Construction and site management stay with your contractor. Start with a constraint survey
08 / Contact
Send the room sizes, the storage you actually need, and the budget band you can hold. The first conversation is a scope check, not a sales call.
Design only. Construction management and guaranteed timelines stay outside the contract and are written down before work starts.
